GARDNERGLOBAL IS UNDER CONTRACT TO PURCHASE LAND IN SKYWAY AND IS COLLABORATING WITH THE WASHINGTON STATE DEPARTMENT OF ECOLOGY WITH PLANS TO DEVELOP AFFORDABLE HOUSING AND AFFORDABLE HOMEOWNERSHIP
January 26th, 2022---GardnerGlobal, Inc (GG) is under contract to purchase 27,517 square feet of land in the Skyway neighborhood of unincorporated in King County, Washington State, USA. GG is planning a mixed-income urban infill project specifically designed to create both mixed-income housing that will include affordable rentals and affordable for purchase units with a vision to help build wealth for Black and under-considered communities.
The Washington State Department of Ecology’s Affordable Housing Cleanup Grant Program is providing funding for environmental due diligence and investigation of the contamination at the project location. The project location has a long history of both being occupied by a gas station and later a dry cleaner leaving behind contamination in soil and groundwater that can impact human health and the environment. “As much as it is important to help our communities build wealth, environmental justice and health are just as important”, said CEO of GardnerGlobal Jaebadiah Gardner. GardnerGlobal is proud to be a recipient of one of the first affordable housing planning grants awarded by Ecology during the Affordable Housing Cleanup Grant Program development. These key early planning and assessment funds from Ecology will assist GardnerGlobal in its evaluation of the environmental issues, efforts to engage with the community and continue to refine project vision. “We are excited to work with entities such as GardnerGlobal to restore contaminated sites and build affordable housing,” said Brock Milliern, program manager of Ecology’s Toxic Cleanup Program. GG has hired Aspect Consulting, local environmental geologists and engineers who are tasked with site investigation and due diligence related to possible historic releases from the former gas station and dry cleaner.
Aspect has a long history of supporting affordable housing developers with managing environmental risk and creating cleanup strategies under Ecology’s former Healthy Housing Program. They will work with GG and the community to facilitate a redevelopment that dovetails with the cleanup decisions made by Ecology. Principal Geologist and project leader, Dave Cook says, “We love to bring our science and engineering talents to clients that affect change in our communities. This project will be a quadruple win: environmental cleanup, community building, home ownership, and equity. It doesn’t get much better than that, and we are excited to help GardnerGlobal move this project from design to reality.”
The current development team includes developers GardnerGlobal, Aspect Consulting Environmental and Geotechnical consultants, counsel at Perkins Coie, B9 Architects, Dr. Timmie Foster with Foster Enterprise as the Executive Strategic Consultant, Loundyne Hare, Assistant Project Manager and Lisa Gardner with MQG Public relations. GardnerGlobal seeks to develop a six-story building that has over 150+ units of housing with ground level retail that will serve the economic and housing needs of the Skyway neighborhood. This project will serve as a trail-blazing opportunity for affordable home ownership.
